What a Class 3 assistant agent can do
A Class 3 licence in NSW is the entry rung. It lets you work in an agency and learn the trade, but always under the supervision of a licensed agent. You cannot sign off on your own work or operate independently. It is the right place to start, and it is designed to be a stepping stone, not a destination.
What changes at Class 2
The Class 2 agent licence is the full agent rung. The headline change is independence. As a Class 2 agent you can work on your own, take responsibility for your own listings and transactions, and carry out the full scope of agent work without someone signing off above you. It is the difference between learning the job and doing it in your own right.
For most people, this is the upgrade that turns real estate from a starter role into a proper career. It widens what you can take on, and it is usually the point at which your earning potential and responsibility both step up.
The qualification you need
The Class 2 licence is built on the Certificate IV in Real Estate Practice (CPP41419). For NSW this is 18 units, and it covers the skills you need to work independently: sales, property management, trust accounting basics, the law, and agency practice.

The experience requirement
The qualification is only half the picture. NSW Fair Trading also sets experience requirements that you must meet before it will issue the Class 2 licence. - Check where you are now and confirm you hold a current Class 3 assistant agent licence.
- Enrol in the Certificate IV (CPP41419) and work through the 18 units at your own pace.
- Track your experience against the current NSW Fair Trading requirements as you study.
- Apply to NSW Fair Trading for the Class 2 licence once you hold the qualification and meet the experience requirement.
